All Bookings
The terms and conditions detailed below apply to all bookings whether made online at www.advocates-apts.com or made by telephone or in person or through our affiliate websites.
When you make a booking, your contract (which includes these terms and conditions) will be with Advocates Apartments. All rates are subject to availability, all bookings are taken at the discretion of Advocates Apartments. The opening times for Advocates Apartments call reservations (0797 105 1484 ) are Monday – Friday 9am – 6pm, Saturdays & Sundays (inc. Bank Holidays) 10am – 6pm. Calls may be recorded for training purposes.
Payment
You will be asked to guarantee your booking with a 50% deposit using a valid debit or credit card including your 3 digit security code. We accept American Express, Diners, MasterCard, Maestro, Visa & Visa Delta.
The final payment (50%) will be due on your arrival date
What happens if you need to cancel?

If you have reserved an apartment via one of our partners then please also contact your booking agent company
Cancellation Policy
Cancellation by Advocates Apartments
Very occasionally, we may have to cancel your booking. We will tell you as soon as possible, and offer you an alternative accommodation of the same standard, or higher, or offer a full refund. We regret we cannot pay compensation or any reimbursement of any expenses or costs you may incur as a result of any such cancellation or change.
Damage to Apartment property Advocates Apartments reserve the right to charge guests the cost of rectifying damage, caused by the deliberate, negligent or reckless act of the guest to the apartment’s property or structure. Should this damage come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit / debit card, or send an invoice for the amount to the registered address. We will however make every effort to rectify any damage internally prior to contracting specialists to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.
Removal of Apartment property
Advocates Apartments reserve the right to charge guests the cost of replacing any items that are removed from the premises by them without consent. The charge will be the full replacement amount of the missing item, including any carriage charges. Should the fact that the item is missing come to light after the guest has departed, we reserve the right to make a charge to the guests credit / debit card, or send an invoice for the amount to the registered address.
Lost / Damaged property
Please note that a full inventory of the apartment contents will be conducted prior to each guests arrival and then again on departure. Any loss or damage to property will be charged to the guests account and will be debited from the credit card details provided
If we find any lost property, we will make every reasonable effort to locate the owner and return it, but if we cannot locate the owner and an item is not reclaimed with 3 months of the guest’s departure it will be disposed of by Advocate Apartments.
Loss of Keys
Each Apartment reserved will have 2 sets of keys. Please follow the instructions for leaving keys in the apartment after departure. Any keys not returned will be charged to the customer:
Force Majeure
Advocates Apartments cannot accept responsibility or pay any compensation where the performance or prompt performance of the contract is prevented or affected by reason of circumstances which amount to "force majeure". Circumstances amounting to "force majeure" include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of your accommodation (which cannot reasonably be remedied to a satisfactory standard before the start of your stay) through fire, flood, explosion, storm or other weather damage, break-in, criminal damage, riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity, epidemic and all similar situations beyond our control.
Rates
All rates quoted are per Apartment per night, are subject to availability and include Value Added Tax & Services. Special rates quoted cannot be used in conjunction with any other discount, offer or promotion.
Car Parking
Car parking is available at the local public car park, subject to availability; the location is Blackfriars Street, EH1 1TH
Mobility Impaired
Advocates Apartments are not suitable for the mobility impaired due to the locations of the apartments and limited access.
Check in / Out times
Check-in time for the apartments is from 3pm. For guests arriving in the city earlier we allow early check-in at a rate of £10 per hour
Check-out time is 10am daily; extensions are available at a rate of £10 per hour until 12pm.
Extending Your Stay
Extensions will require a new reservation for the additional date(s), subject to availability and prevailing rates, and are subject to a possible rate change.
Smoking Policy
All our UK properties are smoke free and penalty fees will be applied if you smoke in the Apartments.

Complaints
In the unlikely event that you are disappointed with your apartment accommodation; you should contact the manager who will try to solve the problem. If after that you still feel that the problem has not been resolved to your reasonable satisfaction you should within 7 days of returning from the hotel put your comments in writing to our customer care team.
General
Advocates Apartments makes every attempt to ensure that information supplied on www.advocates-apts.com and our booking sites is up to date, but cannot guarantee the accuracy of information or availability of bookings.
These terms and your booking are subject to the laws of the jurisdiction in which the relevant hotel is situated.
